I know, I know – it sounds crazy to say. People want a move-in-ready home that looks like it is straight out of a Better Homes and Gardens magazine. But what if your dream home is right in front of you, except someone painted the outside neon pink? If there is room in your budget and you love all of the other aspects of the home, make an offer and simply repaint it. Small cosmetic issues should not stop you from purchasing a home, especially if you love everything else about it!

There are many aspects to a home you can change, but you cannot change location. One should consider how far your work commute will be, the school district for your area, and the traffic density near your home. You may find that the picture-perfect home is nestled in a not so picture-perfect location. It is up to you to decide if that specific home is truly worth the location!

  1. Assuming the Floor Plan Is an Easy Fix

Although people on HGTV make knocking down a wall and creating an “open concept” floor plan seem easy, it can be a very time-consuming and expensive process. Whether you decide to hire a contractor or do it yourself, there are A LOT of regulations in place to ensure you keep the structural integrity of the home. If you have the finances and the time to take on a project of this size – go for it! But for most people, completely changing the floor plan is out of the question. Keep in mind that the floor plan of the home you purchase will most likely be the floor plan you will have the entire time you reside there!
